How BuyerCount Works - Important Methodology Disclosures

What BuyerCount measures

BuyerCount is a proprietary analytical estimate of potential buyer demand associated with a residential property at a given price point over approximately the next 30 days.

A BuyerCount is not a literal count of identified people who have asked to purchase that property. For example, a BuyerCount of 17 does not mean that Whoovia has a list of 17 named people who have expressed interest, been financially verified, or committed to make an offer.

How the estimate is created

BuyerCount combines multiple categories of lawful data and demand signals using proprietary analytical methods. Those categories may include:

  • property characteristics;
  • price and supply information;
  • geography;
  • historical and seasonal market patterns;
  • public-record and government information;
  • aggregated market and mortgage-demand information; and
  • other market-level or aggregated demand signals.

Whoovia does not publish its exact source mix, transformations, weights, thresholds, normalization techniques, model architecture, or other confidential implementation details. Those elements are proprietary and may constitute Whoovia trade secrets.

Demand curve and modeled price

BuyerCount may display estimated demand at different price points. A price associated with peak modeled demand is not an appraisal, broker price opinion, comparative market analysis, fair-market-value determination, recommended list price, recommended offer price, or guarantee of a sale.

It is an analytical representation of how the model estimates demand may change at different price points.

Market pace, competition, and composition

BuyerCount may display estimates relating to market pace, competition intensity, and market composition, such as cash versus financed activity or owner-occupant versus investor activity. These are market-level analytical estimates and are not descriptions of identified individuals.

Property information

BuyerCount is not an MLS or listing portal. The fact that a property can be searched in BuyerCount does not mean that the property is currently for sale, listed, pending, under contract, or available.

Basic property information may come from public records, government sources, commercial property-data providers, and similar lawful sources. Source records can contain errors, delays, or inconsistencies. Users should independently verify information material to a real-estate decision.

Buyer Strength

Buyer Strength is a separate informational feature based on information a user chooses to provide about their intended purchase. It is not independently verified by BuyerCount and is not a credit score, lender underwriting decision, preapproval, proof of funds, or seller-selection recommendation.

No guarantee

Real-estate markets change. BuyerCount outputs are estimates, may change as new information becomes available, and should not be understood as a guarantee that a particular number of buyers exists, that a buyer is willing or able to purchase a property, or that a transaction will occur.
